TEN50 Residential Tower

SE Group performed a comprehensive structural condition assessment of the TEN50 residential tower and attached multi-level parking structure located in downtown Los Angeles.

The objective of the assessment was to evaluate the current structural condition of the building systems, identify potential deficiencies, and provide recommendations for corrective actions and long-term capital planning. The work focused on elements that impact structural integrity, durability, and occupant safety within both the residential tower and parking facilities.

The evaluation supported the Homeowners Association’s efforts to proactively identify maintenance needs and mitigate potential life-safety risks.

The assessment included a site investigation, visual inspection, and documentation of structural conditions throughout the property.

Key structural elements evaluated included:

• Reinforced concrete slabs and structural floor systems
• Concrete and masonry structural walls
• Parking structure framing and elevated deck systems
• Exterior elevated elements and circulation structures
• Roof framing and overhead structural components
• Stair towers and vertical circulation elements
• Structural interfaces exposed to water intrusion and long-term environmental exposure

During the assessment, the engineering team documented cracking patterns, signs of corrosion, water infiltration, spalling, deformation, and other indicators of structural distress. Field observations were supported by photographic documentation and mapping of observed conditions.

The findings were compiled into a stamped structural assessment report identifying observed deficiencies and recommending corrective measures and mitigation strategies where appropriate.
